Amortises down to ~20% of projected home value at age 80, at which point the residual is refinanced into the reverse-mortgage market.
Pay only interest for the first 1–3 years; amortisation resumes after that. Monthly payment will step up when the IO period ends.
Each year, the lender takes the chosen share of that year's appreciation, paid in cash — it does not accrue or compound. The scale is linear: 0% share = no discount; 30% share reduces the coupon by 2,50%. The share applies only to positive appreciation vs. the prior year.
